How to fill it out

  • Do the rounds at different times each night so they can’t be predicted.
  • Write down unit numbers and plates — management needs specifics.
  • Report lights out, broken gates and doors that don’t latch the same night.
  • Ask unwanted guests to leave politely; call police if they refuse or it isn’t safe.
  • Give management the checklist every morning.

What does a courtesy officer do at an apartment complex?

A courtesy officer (or courtesy patrol) is a visible, after-hours presence for an apartment community. They walk the parking lots, buildings and amenities, answer noise and parking complaints, ask trespassers to leave, check that gates and amenities are locked, and report problems to management in writing.

Some communities use a resident in exchange for reduced rent. Others hire a licensed security company so there is a trained, insured officer on a set schedule, with reports every night.

Is a courtesy officer a police officer?

No. A courtesy officer — or any private security officer — is not law enforcement. They observe, report, de-escalate and call the police when needed. That is why clear post orders and good reports matter so much.
